How to compare home loan options
Compare the complete loan offer, including the loan term, payment, closing costs, and cash needed at closing. When you receive Loan Estimates, check that they describe the same kind of loan and the terms you discussed.
- Monthly payment: Review principal and interest alongside any mortgage insurance and escrow amounts.
- Upfront costs: Compare origination charges, other closing costs, and estimated cash to close.
- Rate terms: Check whether the rate is fixed or adjustable and whether it is locked.
- Points and credits: Ask how these affect the interest rate and upfront costs.
